Additional Property Attributes

Pima County completed a Phase I Environmental Site Assessment ESA for the subject property. This assessment revealed the presence of the following recognized environmental conditions in connection with the subject property: � Freeport-McMoRan Copper & Gold Inc. is assessing residential and commercial structures within the Ajo town site to determine whether historic mining- and smelter-related operations in Ajo have resulted in elevated concentrations of metals in the soil According to the site owner, assessment of the subject property has not been conducted. Prior to new development, additional assessment should be conducted and soil samples should be collected and analyzed for eight RCRA metals to identify potential impacts to soil and/or groundwater. � The site owner stated that a service station may have operated from the northern portion of the subject property prior to 1970. The owner stated that the underground storage tanks USTs associated with the service station had been removed however, Allwyn Environmental was unable to obtain documentation related to possible USTs located on and/or removed from the subject property. Review of historical aerial photography indicates that an apparent commercial structure occupied the northern portion of the subject property from sometime prior 1962 until sometime prior to 1975. Historically, these types of facilities conducted maintenance on vehicles which could potentially release petroleum hydrocarbons, polynuclear aromatic hydrocarbons PAHs, semi-volatile organic compounds SVOCs, volatile organic compounds VOCs, and metals. Soil and/or groundwater samples should be collected and analyzed for PAHs, SVOCs, VOCs, and metals to identify potential impacts to soil and/or groundwater. Additional assessment should be conducted in the reported area of the former service station to verify that USTs are not present at the site. If USTs are discovered, the USTS should be registered and properly closed. � Interviews and Public Outreach indicate that the structure located south of the subject property was once occupied by a dry cleaning operation. Drycleaners are a known source of perchloroethylene PCE contamination to soil and/or groundwater. PCE may have impacted the subject property as a result of improper disposal of PCE at the neighboring property. Therefore, Allwyn Environmental recommends that soil samples be collected from the site and analyzed for PCE to identify potential impacts, if any, to soil and/or groundwater on the subject property.

Former Use: Sue�s Flowers and Gift Shop consists of three parcels 401-15-0130, 401-15-0160, and 401-15-0170 and covers approximately 0.60 acres. In 1962, there was an apparent residence located on the southern portion of the subject property and an apparent commercial structure, which interviews indicate may have been a service station, located on the northern portion of the subject property. Prior to 1975, the two structures were removed from the subject property and a commercial structure was constructed on the central portion of the subject property. Interviews indicate that the structure was initially occupied by a NAPA Auto Parts Store however it was vacant when Sue�s Flowers and Gift Shop began to occupy the facility in 1990. No significant changes in use have occurred at the subject property since 1975.
