POBT Zone 5, Property 18, Tax 69, Tax 70 Less Tax 83 is an 8.07 acre property that was owned by Patrick Properties, P.O. Box 14136, Scottsdale, AZ 85267. On November 18, 2019 the property was sold to private entity for $549,000. Property 18 is part of the Pend dOreille Bay Trail Brownfields Coalition, which includes IDEQ, the Cities of Kootenai, Ponderay, and Sandpoint, and Bonner County. In 2011, IDEQ contractors completed a Phase I of POBT Zone 5. In May 2014, Patrick Properties hired a local firm to complete a Phase I for BFPP from CERCLA. In November 2015, IDEQ contractor completed a Phase II assessment on Property 18 to determine if any environmental conditions existing from the former Northern Pacific Rail Road Car Shop that was once located on the property or from the operation of several smaller lumber mills. The new owners plan to collaborate with the City of Kootenai and the Friends of POBT (a 501(c)3) develop a POBT Kootenai Trailhead entrance, parking lot, and bathrooms.

Former Use: In 1908, Northern Pacific Rail Line (NP) purchased 14 acres from the Humbird Lumber Company to build their new division point. NP completed its Car Shop on Property 18 in 1910. By this time the town of Kootenai had grown rapidly and had become an incorporated city having an active lumber mill, cedar pole, and railroad industry providing employment for hundreds. Progress in technology brought this boom to an end when heavier freight engines could make longer runs and require fewer stops for coal and water. NP closed the Car Shop in 1914 but then NP reopened the Car Shop briefly in 1922; however, by 1929 the car shop building was removed. By 1934, the Humbird Lumber Company had been removed. Beginning in the early 1940?s, several smaller lumber mills began operation on Property 16 and 18 including Babinski Wood Chips and Vinsen Timber Products. The last of these lumber mills ceased operation in the early 1980?s.
