Additional Property Attributes

This property is included in the East Billings Urban Renewal District, which is the grantee, Big Sky Economic Development Authority's BSEDA, and the City of Billings' effort to proactively address economic stagnation issues in the area east and adjacent to Downtown Billings. In addition, the East Billings Urban Renewal District will help implement the recommendations in the 1997 Downtown Billings work Plan. Grantee has no other relationship with the owner, other than the property being situated within the District's footprint.

Former Use: The target property is located in a mixed commercial area of Billings, Montana. The target property consists of an office building with an attached warehouse addition on the northern parcel of the property with a parking lot immediately south of the buildings. The office building appears to have been built in 1900, with a remodel and attached warehouse completed in 1934. The southern parcel consists of a small office building built in 1949, surrounded by asphalt pavement on all four sides. The target property is bounded on the north by 2nd Avenue North and an active Montana Rail Link rail spur to the east. 1st Avenue North borders the southern portion of the target property and mixed commercial and residential properties exist west of the target property. At the time of the Phase I ESA, the property was owned by Ellingson Brothers LLC. with a buy-sell agreeement in place for a transaction to be completed to Jami Development. According to Montana Cadastral and Yellowstone County, Montana tax records, the transaction was completed after the Phase I ESA was completed from Ellingson Brothers LLC. to Jami Development LLC.
