Institutional and Engineering Controls

The former 7-Eleven was located within the Study Area at 699 Wadsworth and is listed in both the Underground Storage Tank UST and Leaking Underground Storage Tank LUST databases. LUST Event ID No. 6598. A confirmed release was reported to the Colorado Department of Labor and Employment, Division of Oil and Public Safety OPS in June 1998. Cleanup was initiated in December 1998 and a No Further Action NFA closure letter was sent in October 1999. In June 2002 another release was reported and the site�s status was changed to active. Groundwater monitoring was initiated in February 2003 and a Corrective Action Plan CAP was received in April 2003. Monitoring continued until December 2004. A Closure Letter was sent in February 2005 indicating contamination at concentrations less than Risk-Based Screening Levels LT RBSL. A CAP addendum/modification was submitted in February 2006, and approval of the CAP modification was sent by the OPS in May 2006. According to the OPS�s Colorado Storage Tank COSTIS database, No additional investigations have been submitted for the property since the CAP modification submitted in May 2006. Status of groundwater and soil contamination at the site is unknown and the former 7-Eleven property at 699 Wadsworth is considered a REC.

Diamond Shamrock is located within the Study Area at 715 Wadsworth and is listed in both the UST and LUST databases. LUST Event ID No. 7928, 10133. A confirmed release was reported to the OPS in March 2000 and a completed Site Characterization Report SCR was received in January 2002. A CAP was submitted in August 2002 and received conditional approval from the OPS in December 2002. Groundwater monitoring began in May 2003 and continued until June 2008. In June 2008, the OPS sent a closure letter indicating contamination at concentrations greater than Risk-Based Screening Levels GT RBSL. No evidence of completed site cleanup or indication of a NFA decision is available in the COSTIS database. The site is currently active and dispenses regular unleaded and premium unleaded gasoline as well as diesel fuel. Status of groundwater and soil contamination at the site is unknown and the Diamond Shamrock property at 715 Wadsworth is considered a REC.

On May 20, 1994 a report was made to the Emergency Response Notification System ERNS that a spill had occurred at the Total Service Station at Wadsworth and 6th Avenue. The City Directory search indicates that the Total Service Station was located at 715 Wadsworth Boulevard, currently the Diamond Shamrock Station. Approximately nine gallons of diesel and gasoline were reportedly dumped down the sewer drain the cause of release was listed as equipment failure. According to the ERNS database, no groundwater was impacted. Based on the date of this release and the small quantity of released product, the reported spill is not considered a REC however the property at 715 Wadsworth is considered a REC based on current and past use, and the history of a known release.

Additional Property Attributes

Former Use: The Study Area includes four contiguous parcels of land along the western side of Wadsworth, immediately north of the US 6 interchange in Lakewood, Colorado. The Study Area includes the following properties included in Figure 2: � 659 Wadsworth Boulevard - A single floored office building, constructed of a brick with four separate office spaces. � 699 Wadsworth Boulevard - A small single floored retail building constructed of a cinderblock with two tenants: Ace Cash Express and Cricket New and Used Mobile Phone retail outlet. � 715 Wadsworth Boulevard - A single floored Diamond Shamrock mini mart constructed of brick and wood and a covered gasoline fueling station consisting of five pump islands dispensing regular unleaded gasoline, premium unleaded gasoline, and diesel fuel. � 777 Wadsworth Boulevard - A single floored retail building constructed of cinderblock with three tenants: 777 Liquors, an insurance broker, and a vacant space, previously occupied by Emergency Cash retail outlet.
