Additional Property Attributes

These properties were historically residential, however, soil contamination was prevalent due to the industrial history of the City of St. Louis. Assessment work was done under SLDC's 2008 EPA Hazardous Assessment Grant BF-98797401. Assessment work was also done by MDNR under an EPA Section 128a State/Tribal grant. Environmental assessment determined that large areas of land bounded by Thomas, Garrison, Sheridan, and Glasgow were contaminated with unacceptable levels of metals and PAHs. On June 17, 2010, SLDC subgranted up to $200,000 to Land Reutilization Authority of St. Louis for remediation of the properties. On September 1, 2010, after LRA discovered remediation costs were greater than $200,000, SLDC petitioned EPA with a waiver request to allow SLDC to increase the subgrant amount to $270,000 to remove contaminated soil and properly prepare land slated for Habitats 2010 Build for residential redevelopment. EPA approved and remediation was completed. After the properties were remediated, they were sold to Habitat for Humanity St. Louis, who built ten new LEED homes. The original Cleanup Completion date is the date an Environmental Professional interpreted sampling results and deemed the property remediated. A later NFA was issued by the MDNR Brownfield/Voluntary Cleanup Program 1/24/2012.

Former Use: The handles for the ten parcels are: 11004000336, 11004000335, 11004000334, 11004000332, 11005000021, 11005000022, 11005000024, 11005000025, 11005000026, 11005000027. These historically residential properties slated for redevelopment by Habitat in the Jeff Vanderlou Neighborhood were owned by the citys Land Reutilization Authority (LRA), who is the ultimate recipient of property title when land is foreclosed due to unpaid property taxes.
