Additional Property Attributes

The subject property is a former Clark gas station. The site has been vacant since gasoline retail operations ceased. All USTs and dispensers have been removed from the site. A 410 sq. ft. building and former dispenser canopy remain on site. The developer has proposed to utilize the site for used automotive sales. An Asbestos Survey conducted utilizing Haz. Substance Assessment grant indicates the presence of asbestos containing materials that will need to be addressed during future renovation/demolition redevelopment activities.

Former Use: The 0.38 parcel is developed with a 410 sq. ft. building resting on a concrete slab on grade. Concrete cover is in place over the majority of the site. A canopy associated with former UST dispensers remains on site. The subject property is currently owned by South Haven Community Hospital SHCH which acquired the site as a donation. A developer has approached SHCH and Van Buren County proposing to redevelop the site for used automotive sales.
