Additional Property Attributes

Former Use: Located in a mixed commercial and residential neighborhood in downtown Greenfield, the property has two buildings and two small sheds, which are in disrepair. Vehicles and debris, such as containers, tires, scrap metal, and engines, were observed on the property and in the building. The primary building dates back to the 1940s. The site was a former tool manufacturer and more recently used for metal products manufacturing and possibly vehicle repair. A Phase I and Phase II were completed. With VOCs and lead found in soil and groundwater, it is recommended that any potential redevelopment plan be created with an LSP to identify the best site design to manage issues related to potential vapor intrusion and management of existing historic fill. An updated Phase II and a Hazardous Building Materials Inventory (HBMI) was completed in 2021. It noted that vapor intrusion control measures may be necessary if the current or proposed buildings are to be occupied. It also recommended that to support future site development, an evaluation of the vapor intrusion pathway will need to be performed to keep the site compliant with the MCP. The results of the HBMI identified asbestos containing materials, lead paint and OHMs that will require proper characterization and disposal.
