A Phase I ESA was conducted prior to the donation of the property to the City of Lake Charles. The prior owners are demolishing the existing hotel structure in order for the City to pursue future lake front development. The City Council for Lake Charles accepted the offer to purchase the lakefront property often referred to as the "Pinnacle Property," submitted by Lake Charles Mardi Gras Boardwalk, LLC, (LCMGB, LLC) 4,415,000. LCMGB, LLC shall furnish a letter of commitment from a qualified lender evidencing an agreement to fund the interim construction loan for the completion of the construction of the project improvements in an amount of at least 46,000,000. Multi entertainment venue on the location begining construction in 2014.

Former Use: Commercial setting on north lake front of Lake Charles. Established riverboat gambling casino with multiple story hotel and parking garage. Prior to riverboat casino, multi-story hotel was located on the site. in 2005 Hurricane Rita demolished the riverboats, casino and significantly damaged the hotel. The property remained closed from that time on. Property was donated by owners to City of Lake Charles for future development. Phase I ESA indicated some asbestos containing materials which owners were responsible for removal and demolition of the property per donation to the City. After asbestos materials were removed, demolition of the building was conducted.
