Former Use: The Site consists of an approximately 1.6-acre city lot Figure 1 Lot 2 in Appendix A. The Site is generally level and includes one building with approximate dimensions of 120 feet by 238 feet 28,560 square feet. The building is used primarily for the storage of drywall, roofing and siding material and their associated installation products. The building also contains offices and a retail space. The Site is located in a commercial/light industrial area of the City. The Sanborn maps indicate that the site was formerly used as a lumber mill operation in approximately 1926. During the mid 1970's the lumber mill operation closed and the building was used for storage and retail sales. The current use of the building as storage and retail sales of drywall and roofing materials has been in place since 1996. First American Title Company provided a recorded document guarantee for the Site. The property was originally part of a larger tract of land. The land was subdivided numerous times 1974, 1981, twice in 1995, and 1996 until the Site�s final configuration was determined in 1997. The parent tract was the subject of an 1883 deed and an 1890 patent, with an eventual transfer of ownership to the Kalispell Townsite Company in 1891. The property was then sold to the Kalispell Lumber Company in 1921. In 1960, the property was deeded back to Kalispell Lumber Company, which then deeded the property to Suhr Transport in 1984. Suhr Transport owned the property until 1994, when it was deeded to an investment group. That group pursued several subdivisions of the property and ownership was transferred to Montana Chip, LLC. After the final subdivision in 1997, the property was deeded to Michael and Pamela Mower in 2000, who then transferred ownership to K & E, LLC in 2003.
