Additional Property Attributes

Pima County completed a Phase I Environmental Site Assessment for the subject property. This assessment revealed the presence of the following recognized environmental conditions in connection with the subject property: � Freeport-McMoRan Copper & Gold Inc. is assessing residential and commercial structures within the Ajo town site to determine whether historic mining- and smelter-related operations in Ajo have resulted in elevated concentrations of metals in the soil Assessment of the subject property has not been conducted. Prior to new development, additional assessment should be conducted and soil samples should be collected and analyzed for eight RCRA metals to identify potential impacts to soil and/or groundwater. � A potential cesspool was observed east of the northern portion of the commercial structure located on the subject property and three potential drinking water wells and/or drywells. Because of the close proximity of these features to automobile repair operations, Allwyn Environmental recommends soil samples be collected from the sediment at the bottom of the potential cesspools and wells and in the vicinity of these features. Samples collected should be analyzed for Polynuclear Aromatic Hydrocarbons PAHs, eight RCRA metals, and Volatile Organic Compounds VOCs to identify potential impacts to soil and/or groundwater. � Strong petroleum odors were encountered and observed extensive soil staining on the eastern portion of the subject property. Allwyn Environmental recommends further assessment of this portion of the subject property. Specifically, Allwyn Environmental recommends soil samples be collected and analyzed for PAHs, eight RCRA metals, and VOCs to identify potential impacts to soil and/or groundwater.

Former Use: Prior to 1962, a service station was constructed on the subject property and remained in operation until the mid-1990's. Sometime after the closure of the service station the facility was used to house a thrift store and automotive repair facility. The facility is currently occupied by a Maribel's Gift Shop and JB's Auto Repair. The southern and eastern boundaries of the subject property are used to store excess inventory from the thrift store and vehicles.
