Additional Property Attributes

Pima County completed a Phase I Environmental Site Assessment for the subject property. This assessment revealed the presence of the following recognized environmental conditions in connection with the subject property: � Freeport-McMoRan Copper & Gold Inc. is assessing residential and commercial structures within the Ajo town site to determine whether historic mining- and smelter-related operations in Ajo have resulted in elevated concentrations of metals in the soil Assessment of the subject property has not been conducted. Prior to new development, additional assessment should be conducted and soil samples should be collected and analyzed for eight RCRA metals to identify potential impacts to soil and/or groundwater. � Historical record reviews and interviews revealed that the subject property has been used for vehicle and equipment storage and as an automobile maintenance and salvage yard from an unknown period of time prior to 1992 until sometime between 2007 and 2010. The records review did not provide documentation related to the operation of the facility and environmental assessment, if any, completed at the site. Additional assessment should be conducted and soil and/or groundwater samples should be collected and analyzed for Polynuclear Aromatic Hydrocarbons PAHs, polychlorinated biphenyls PCBs, eight RCRA metals, and Volatile Organic Compounds VOCs to identify potential impacts to soil and/or groundwater. � There are many areas of stained soil throughout the subject property. Soil samples should be collected and analyzed for PAHS, PCBs, VOCs, and 8 RCRA metals, across the property, especially in areas that appear to be most heavily impacted. � A discreet area was observed at the subject property in which the soil is at a level lower than the general site topography indicating the potential presence of former pits, tanks, or materials disposal. If the investigation reveals the presence of an UST or UST remnants, additional investigation should be conducted. Additional assessment of this area should be conducted by excavating the soil to identify whether these features are present and, if these features are encountered, soil samples should be collected and analyzed for constituents appropriate for the feature identified. � A discreet area was observed at the subject property in which the soil is at a level lower than the general site topography at the former location of a hydraulic lift. It is not known when the hydraulic lift was installed or removed. Older hydraulic lifts were known to contain PCBs. Additional assessment of this area should be conducted. Specifically, soil samples should be collected and analyzed for PAHs, PCBs, VOCs, and 8 RCRA metals to identify potential impacts to soil and/or groundwater.

Former Use: The subject property was primarily used as an automobile salvage yard from at least 1992 until between 2007 and 2010. Between 2007 and 2010, the commercial structure located on the central portion of the subject property was removed leaving only the foundation pad. Currently, there is a covered work and storage area located on the northeast portion of the subject property. The remainder of the subject property is primarily vacant with small portions of it being used to store equipment such as ASTs.
