Although tbe Phase II ESA states "it appears that no further action is warranted at the Site", the report does mention that environmental costs may be incurred during the development of the Site such that if mineral spirits are encountered in the soil and groundwater during construction, appropriate disposal methods must be taken." Furthermore, the presence of mineral spirits in the soil and groundwater should be disclosed to general contractors during construction bids for the site.

Additional Property Attributes

The site is currently a surface parking lot. Past use as a drycleaner as well as neighboring property uses, two additional drycleaners and a laundry facility, are RECs. Urban Development Partners has recently purchased the site for future redevelopment. In the interim, the parking lot is being utilized as a food cart hub with over 15 food vendors.

Former Use: The property was a dry cleaners and dying facility as well as a repair shop. The Brownfield Program provided both Phase I and II ESA for East West College before sale of the property to Urban Development Partners NW.
