Taken from the Phase II ESA: "PCE was detected at a concentration slightly exceeding site-specific RBCs calculated
for the Site. This exceedance indicates a possible risk to on-Site building occupants. The source of the PCE detected in soil gas samples is not known, and may be from an off-Site source."

Specific PCE Research was conducted to assess possible cause of the contamination. The PCE report states: "PCE impacts in soil, groundwater, soil vapor, and indoor air have been documented at several properties in the Site vicinity and Modeling indicates that the concentrations of PCE identified in soil gas at the Site could be associated with documented PCE concentrations in groundwater in the Site vicinity." The report indicated the need for further data collection since these results were inconclusive.

Additional Property Attributes

This property is located on a busy commercial corridor currently undergoing revitalization. The owner would like to sell the property for redevelopment but the transaction is stalled until environmental assessments are performed. Because of the PCE Research results, this property is on DEQ's waiting list for the Voluntary Cleanup Program.

Former Use: The northern portion of the site consists of the main building - a warehouse and office space. There is a smaller building connected to the main structure on the southwest side. The site was in residential use from the 1900's to the 1930's when the residences were removed. In the late 1930's, the site was redeveloped into a service station that operated until the late 1940's. The site was then occupied by a used car dealership until the 1980's when the property became a warehouse and office building. From the early 1980's to 2008, AAA Heating and Cooling occupied the building. At the time of the Phase II ESA, the buildings were vacant.
