Additional Property Attributes

The City of Cleveland will transfer the property to Hemingway Development upon completion of the asbestos abatement. Hemingway Development intends to redevelop the site while maintaining the existing manufacturing structures. They propose to turn the former factory into a facility with 180,000 square feet of office, lab, warehouse and manufacturing space. They will market the facility to companies in the healthcare and technological industries, keeping in spirit with the Health and Technology Corridor, along Euclid Avenue in the Midtown neighborhood. This project will have several economic benefits to both the Midtown neighborhood and to the City of Cleveland. First, this plan will renovate a vacant building, and while maintaining its structure, will transform the property from an industrial use to LEED Silver certified office and lab spaces. During the construction phase of development, Geis Companies believes that 130 construction jobs will be created, with an average wage of 55/hour. After construction, Geis Companies predicts to create 360 jobs, with an average salary of 60,000 per year. These new jobs will create approximately 432,000 in income taxes for the City of Cleveland. The City has requested funding through the County�s USEPA ARRA RLF Grant to remove the asbestos-containing materials. The County would subgrant the funds to the City in an amount not-to-exceed 1,129,788.47.

Former Use: Warner & Swasey Company owned and used the property located at 5701 Carnegie Avenue from 1902-1984. During that time, Warner & Swasey Turning Machine used the property from 1976-1981, Rotor Air Tool Co used the property in 1929, and Bendix Inds, Machine, Parts and Personnel, Purchasing, & Credit Union in 1982. C&T Subsidiary, Inc owned the property from 1984-1991. The City of Cleveland purchased the building in 1991, which has been vacant since that time.
