Additional Property Attributes

The Phase I Environmental Site Assessment revealed the presence of the following recognized environmental conditions RECs in connection with the subject property: Interviews and Public Outreach indicate that the structure located east of the southern portion of the subject property was once occupied by a dry cleaning operation. Drycleaners are a known source of perchloroethylene PCE contamination to soil and/or groundwater. PCE may have impacted the subject property as a result of improper disposal of PCE at the neighboring property. Therefore, Allwyn Environmental recommends that soil samples be collected from the site and analyzed for volatile organic compounds VOCs to identify potential impacts, if any, to soil and/or groundwater on the subject property. Interviews indicate that there was a cesspool located south of the garagethat was filled in approximately 6 to 7 years ago. It is unknown where the wastewater that discharged into the cesspool originated from. There was no documentation readily available to Allwyn Environmental demonstrating that assessment had been conducted to identify whether site soil had been impacted by the presence of the cesspool. Therefore, Allwyn Environmental recommends that soil samples be collected in the vicinity of the former cesspool and analyzed for semi-volatile organic compounds SVOCs, VOCs, and RCRA metals to identify potential impacts to site soil.

Former Use: In 1962, there were two apparent commercial structures located on the northern portion of the subject property subject and two apparent residences located on the southern portion of the subject property. Interviews indicate that the apparent commercial structures were used by the church from the time of construction. Additional construction occurred at the church facilities during the 1960s and early 1970s. The two apparent residences were removed from the property between 1982 and 1992 and that portion of the subject property was left vacant.
