Additional Property Attributes

Hometown Holdings, LLC will continue to operate the site as a community grocery store. Site redevelopment plans include improvement of the existing parking lot and long-term investment in interior renovations.This project will serve to help preserve the viability of the local grocery store operation in Lawton, Michigan, by permitting the Applicant to own and improve the present grocery facility, making less likely the development of vacant, undeveloped property on the outskirts of town. In turn, the continued viable use of the existing grocery store property avoids creating a vacant facility in the downtown business district that is ill-suited to alternative uses and could, therefore, sit vacant and unused for a period of years, until an alternate tenant could be located, if the grocery business were relocated away from that facility. Finally, the project does have the potential in the future to expand to include neighboring properties, which would permit still greater development and expansion.

Former Use: The subject property consists of one parcel of land occupying approximately 0.6 acres. The site is developed with a 9,690-square-foot grocery store building resting on a concrete slab on grade. A second floor is located on the north end of the building occupying approximately 2,550 square feet and developed with two vacant apartments. The subject building occupies the northern portion of the subject property. The remainder of the subject property consists of asphalt covered parking areas. Historic operations include: automotive service and repair operations, a blacksmith and an undertaker.
