1. Use of the property shall be restricted to limited industrial use
2. The owner shall restrict the intrusion into or excavation of soils without appropriate health and safety precautions within select portions of the subject property

Additional Property Attributes

NAPCO is pursuing acquisition of the site in order to support relocation and expansion of their existing operation in Bangor, Michigan. NAPCO intends to utilize the subject property for the production of electric heating elements for clothes dryers and furnaces. NAPCO reports that the proposed move will result in the creation of four 4 new jobs in addition to retaining current employment within Van Buren County.

Former Use: The subject property consists of one parcel of land occupying approximately 3.51 acres. The site is developed with an industrial building consisting of multiple additions with a combined square footage of approximately 46,000 sq. ft. The subject property is a site of known contamination SHWS # 80000188 BEA # 1190 attributable to former Controlled Rubber Products operations including the use xylenes and trichloroethylene.
