Former Use: The Site consists of an approximately 1.77 acre city lot. The land is level throughout and includes one building with approximate dimensions of 100 feet wide and 250 feet long 25,000 square feet. The building is used primarily for the storage and sale of lumber and associated installation products. The building also contains a separate office and retail space for customers. The Site is located in a commercial/light industrial area of the City. The Site is currently used for the storage and sale of hardware and building materials principally lumber products. The use of this property for such purpose has not changed since the 1920s. Insured Titles provided a recorded document guarantee for the parcel involved in this assessment. The property was originally part of a deed recorded in 1883 containing multiple non-contiguous parcels. The deed referenced �. . . water rights, water dams and ditches located by the [grantor] for use on the land . . . .� In conjunction with a water right 20 cfs recorded in 1926 describing a dam which created a reservoir/pod and provided some measure of hydroelectric power, the 1883 deed indicates that the mill pond use of the property began early in the property�s history. Several transfers of interest took place in the 1890s, including a deed creating a strip of land for railroad right-of-way. Otherwise, ownership of the property has remained fairly stable. It was transferred to Kalispell Lumber Company in 1921, to Miller and Hawkins in 1944, back to Kalispell Lumber in 1960, and then to Wright Lumber in 1981. Since 1984, ownership has been held by the Wright family in various forms. The current owner, Brad Wright, took title in 1992.
