Additional Property Attributes

A Phase I ESA prepared in November 2011 indicated RECs per ASTM E1527-05. The on-site REC includes the potential presence of an unregistered/unmaintained UST. Off-site RECs are related to nearby properties with potential petroleum impacts and an adjacent railroad. Phase II ESA activities completed in early 2012 revealed PAH equivalents and arsenic in soil above residentail direct-exposure criteria. These impacts may be attributed to urban settingPAHs and/or naturally-occuring background materials arsenic. Given the proposed end use for this site commercial, additional assessment may not be warranted to address these impacts. However, an on-site unregistered, unmaintained UST should be addressed per State guidelines. In March 2012, the UST was removed from the property per FDEP rules and guidelines. Closure assessment revealed one soil sample from the west wall of the tank excavation to contain PAHs above cleanup criteria. However, this exceedance was likely due to broad anthropogenic impacts associated with the urban setting rather than the UST (based on the Phase 2 findings). In October 2013 it was reported that the property was in active commercial re-use.

Former Use: Site is currently used for commercial retail sales and warehouse storage. Past land use is similar in nature.
