Additional Property Attributes

The current property owner, George F. Eyde Family, LLC, intends to redevelop the former Oliver Towers residential property and provide approximately 52,475 square feet of rental space including commercial space on the first floor and 103 apartment units on floors 2 through 8. Development plans include extensive interior building demolition, new construction to the building interior and improvements to the building facade, existing courtyard and site features starting in 2017. The total development costs are estimated at $13,698,710. The proposed development is estimated to create approximately 10 new, full time equivalent (FTE) jobs through its duration. Also, a further 20 - 30 temporary construction related jobs for the City of Lansing and Ingham County will be created in relation to the development.

Former Use: The property consists of two parcels. Based on a review of historical information, from at least 1898 to approximately 1970, the north parcel was used for residential purposes. From approximately 1972 to present, the north parcel has been used as a parking lot. Portions of the south parcel were used for residential purposes from at least 1898 to approximately the 1950�s. Prior 1951 until approximately 1966, the southern parcel was also occupied by two gasoline filling stations on the southeast and southwest corners of the Property, as well as two large automobile service and repair operations. Underground storage tanks were associated with the two filling stations and one of the service and repair operation. In 1968, an 8-story, 101 unit apartment complex Oliver Towers was constructed on the southern parcel. Oliver Towers initially served as subsidized housing for low-income seniors. However a fire badly damaged the building on February 6, 2000 and the structure has been vacant since that time. The Lansing Housing Commission LHC currently occupies a small addition off the first floor of the otherwise vacant Oliver Towers complex.
