Former Use: The Site consists of an approximate 3.009-acre parcel identified as the former Coca-Cola Plant property, located at 99 Eddy Road in the City of Manchester, Hillsborough County, New Hampshire and had operated as a commercial warehouse and office building since its construction in 1977. Since summer 2013, the site has been redeveloped into a Planet Fitness gym. The Site has historically operated as a Coca-Cola distribution and office facility since 1977, when the current Site building was constructed. TRC�s review of historical sources indicated that the Site was undeveloped prior to the construction of the Site building. Operations associated with the distribution warehouse included the loading and unloading, and temporary storage of various non-hazardous Coca-Cola products. A maintenance area was also used to clean maintain fleet vehicles and Coca-Cola vending machines on the northern side of the Site building. The maintenance area contained a part cleaning station and waste oil storage in small quantities. On November 1, 1994 a 4,000-gallon diesel fuel (later gasoline) underground storage tank (UST) was removed from the southwest portion of the Site building exterior. Soil samples collected during UST removal indicated several compounds detected above laboratory reporting limits. However, only benzene exceeded the applicable NHDES soil quality standard. In response to a release of diesel and gasoline associated with the UST, an Initial Site Characterization was performed for the Site. In January 1995 approximately 136 tons of petroleum impacted soil was excavated and disposed of off-site. Following the 1995 Site investigation, the Site was closed with no further action required. According to the NHDES OneStop database, a status of Regulatory Action Complete was determined and the file was closed on April 7, 1995.
