"This site is located in a blighted area, and redevelopment of this historic property is a priority for the City of Joplin. It is planned to redevelop this building into office space. The Phase II ESA identified benzo(a)pyrene in soil that may warrant further investigaion. ACM and LBP were confirmed in the building and should be abated before any remodeling."

Former Use: This property has consistently been used as a warehouse. A Phase I Environmental Site Assessment (ESA) conducted in August 2010 indicated the potential presence of asbestos containing materials (ACM) and lead-based paint (LBP) in the building. The site is owned by Olde Joplin Properties. An oil leak from an elevator hoist is suspected of containing polychlorinated biphenyls (PCBs). Also, a former manufactured gas plant (FMGP) is adjacent to the site on the east side, and contamination from this FMGP may be present on-site.
