Additional Property Attributes

The Phase I Environmental Site Assessment identified suspected ACM and LBP inside the building. Interviews with city personnel also indicate buried debris is suspected to be present beneath the southern parking area. A Phase II ESA will be conducted to confirm.

Former Use: The Mitchell Building is owned by the City of New Haven and has mainly been used for warehouse space. The parking lot contains a 2,000 square foot building used for equipment and materials storage. The City intends to market the Mitchell Building and adjacent parking lot for use as heavy or light manufacturing and/or warehousing. The site is directly adjacent to the Union Pacific Railroad, which makes it a strong candidate for redevelopment. A Phase I Environmental Site Assessment (ESA) identified the following recognized environmental conditions: suspected asbestos containing materials (ACM) and lead based paint (LBP) in the building, and suspected buried debris beneath the southern parking lot.
