Additional Property Attributes

The Site is a roughly 0.32 acre irregularly shaped parcel of land located in the Town of Beaver, Beaver County, in the northwest part of Oklahoma. The Beaver County Appraisal District BCAD describes the Site as Parcel 0005-00-089-013-0-000-00 which is legally described as Block 89 W 90' Lots 13 to 15 and all of Lots 16 and 17 with a property address of 44 W. Second Street in Beaver, Oklahoma. The Site is located at latitude 36 48' 58.7 N and a longitude of 100 31' 14.9 N. The Site was utilized as a motel from 1935 through approximately 2000 as a motel, after which, it has remained vacant. The Site is scheduled to be renovated into the administrative offices for the Town of Beaver in 2012. The location of the Site is shown on the United States Geological Survey USGS 7.5' Topographic Quadrangle Map, Beaver, Oklahoma dated 1986, located in Appendix C of this report. Figure 1 is a Site Plan Map showing the layout of the Site and surrounding properties.

Former Use: The current improvements at the Site were completed in 1935. From 1935 through approximately 1980, the Site operated as the Speer Motel and from 1980 through 2000, the Site operated as the Big Boy Motel. The Site is improved with one wooden-d and masonry-block structure with a pitched roof. This structure is a one-story, 4,761 square foot building with a 1,428 square foot basement. The design of the structure is typical for motel usage.
