Additional Property Attributes

City Impact and City Impact Homes purchased the property to redevelop town homes to rent out to low-income families. Since the initial environmental site assessment was completed, the subject property has been sub-divided into thirteen separate parcels. (1) PID 1719152001000 was sold to a private individual by City Impact in 2018 and appears to remain as commercial use. It was recently purchased by the Berean Fundamental Church of Lincoln in December of 2020. (2) PID 1719152002000 was purchased by a private individual in November of 2020 and remains as commercial use. (3) PID 1719149001000 is still owned by City Impact and has not yet been redeveloped. It is currently a vacant lot. (4) PID 1719149002000, (5) PID 1719149003000, (6) PID 1719149004000, (7) PID 1719149005000, (8) 1719149006000, (9) PID 1719149007000, (10) PID 1719149008000, (11) PID 1719149009000 and (12) PID 1719149010000 have all been purchased by City Impact Homes. Nine 2-story town homes have been developed on these parcels. (13) PID-1719149011000 was purchased by City Impact Homes and serves as a parking area. Each town home is 1,788 square feet. Leveraged funding costs were estimated based on the average cost per square foot to develop a town house. A Phase II ESA was completed back in 2011 for the original 3.55 acre parcel. Benzene was detected in one groundwater duplicate sample above the Nebraska Department of Environment and Energy (NDEE) Voluntary Cleanup Program (VCP) Remediation Goal (RG) for direct contact and residential vapor intrusion. Additionally, chloroform was detected in the same sample above the residential groundwater vapor intrusion NDEE VCP RG. The groundwater sample was collected from parcel 1719149001000 which is currently a vacant lot. The underlying groundwater is not being used for domestic purposes. Additionally, chloroform was not detected in soil gas, and concentrations of benzene detected in soil gas were below residential NDEE VCP RGs. Bromodichloromethane and chloroform were detected in one groundwater sample above the residential groundwater vapor intrusion NDEE VCP RG. The groundwater sample was collected on parcel 1719149003000 which is now developed with residential housing; however, no bromodichloromethane or chloroform were detected in soil gas collected from the property. Total Extractable Hydrocarbons (TEHs) as Diesel were discovered in two of the six groundwater samples collected on the entire property; however, the concentrations were below the allowable concentration at the point of exposure. The Phase II identified benzo(a)pyrene, benzo(a)anthracene, and benzo(b)fluoranthene above the residential NDEE VCP RGs in the soil sample collected on PID 1719152001000 (3025 Apple Street).The parcel is currently zoned commercial and no residential structures are developed on site. Arsenic was detected in soil samples collected from the property, but the concentrations were within naturally occurring background levels. If the parcel remains commercially zoned, no further investigation is required at this time. Former Use: Construction storage/buildings for office/storage/construction operations and commercial storage/individuals to 1928. Then became predecessor companies/affiliates of current owner
