Additional Property Attributes

The Property is bounded by NW 12th Street to the north, railroad tracks to the east, a commercial property to the south, and North Broadway Drive to the west � Sewer, water, fiberoptic cable, and electric utilities are known to service the Property � The Property is 4.62 acres and is currently comprised of a 9,800 square-foot warehouse building � The Property is flat with gentle slope to the south � The Property elevation is approximately 1,232 feet above mean sea level MSL � The Property is currently defined as being outside the 500-year floodplain by FEMA � The Property�s geology consists of the Quaternary-age Alluvium overlaying Permian-age sedimentary rocks � Soils at the Property are classified as �Urban Land�

Former Use: � Oklahoma Corporation Commission OCC records indicate no current or historic underground storage tanks USTs, aboveground storage tanks ASTs, water wells, groundwater monitoring wells, or other environmentally-significant features have been located on the Property � According to historic sources, the eastern portion of the Property was comprised of a warehouse on the southern block from 1910 to present, a drycleaning facility from the 1940s to 1950s, an auto repair facility from the 1960s to the 1990s, a lumber company from the 1920s until the 1960s, an apartment complex/nursing home from the 1960s until the late 2000s.
