Additional Property Attributes

The Subject Property is located on the SE corner of NW 5th Street and N Pennsylvania. It is in an industrial area, approximately 250 ft south of railroad tracks. The property is 0.522 acre. Located on the Subject Property are six (6)buildings totaling approximately 6,977 square feet. The Property has a billboard sign with a Lamar signature. It is above street grade, and is generally flat with a gentle slope to the northwest. The geology of the Subject Property consists of Salt Plains Formation. Soils at the Subject Property are classified as Urban Land. There are currently five (5) aboveground storage tanks on the Subject Property, at least one former dispenser island,and numerous pipes protruding from the ground. Oklahoma Corporation Commission OCC) records indicate that five(5) USTs currently exist on the Subject Property. OCC records also indicate ten(10) additional USTs were reported closed in 1988 �in the proper industry recommended manner�; however, it is unclear whether these remain on the Subject Property. Sooner Well Logs Services indicates there are no plugging and completion records for oilwells located in the vicinity of the Subject Property.

Former Use: It has been the Prime Oil Facility bulk oil station since the early 1970s,but is currently unoccupied. According to Sanborn Maps the Subject Property was a bulk oil station since prior to1947.
