Additional Property Attributes

The City of McGregor would like to acquire the property to facilitate its redevelopment. Property was impacted by 2003 flash flooding, floor has rotted and safe has fallen into basement. Circa 1950s retail product still on shelves. Basement has not been viewed due to collapse near stairway. Birds have access to top floor that was formerly apartments. City of McGregor wants to acquire the property to prevent further deterioration and redevelop the building for commercial and municipal reuse. 850,000 is estimated for reinvestment with creation of 22 redevelopment and commercial jobs. Phase II ESA is need including asbestos, lead-based paint and hazardous material surveys to assist with planning cleanup. Brownfield funding ran out prior to being able to complete the Phase II activities.

Former Use: The property contained a hardware store from 1886 to 1894; a hardware store and an egg box warehouse in 1902; an opera house in 1914; an opera house and a tin shop warehouse in 1930; an opera house and a tin shop warehouse in 1954; and a hardware and furniture store with several apartments on the 2nd floor from 1964-2001. The property has remained vacant since January 1, 2003. The City seeks to acquire the site and renovate the building to restore its architectural history, while converting the building to a mixed-use property for lease or sale.
