Additional Property Attributes

Former Use: This property is currently a vacant 7-acre parcel located across the street from the Former Rach House Cafe and Casino in Wells, NV. It is triangular in shape such that the apex of the triangle is located in the south with two legs trending northeast and northwest forming the base of the triangle as the north property line. This property is being assessed contemporaneously with the former Ranch Cafe and Casino for the City of Wells by the Nevada 128(a) Brownfields program. The vacant parcel is known to have been the location of gas station historically and the Phase I ESA discovered aerial photography that appears to show the existence of a structure on the property in 1967. A visual survey of the property indicates that underground piping and a UST as well as a former gas pump island are potentially present. The Phase II ESA included the collection of soil samples and groundwater samples using a direct-push Geoprobe device and ground-penetrating radar survey. Analyses indicated that soil and groundwater from the boring in the southern property corner may be contaminated with petroleum product. Detections of several VOCs that are commonly associated with gasoline were made, but these were not significantly above Nevada State action levels for either soil or groundwater. The ground-penetrating radar survey found anomalies that are consistent with an abandoned underground storage tank and related piping. The recommendation from the Phase II is to perform a focussed investigation in the southern corner of the property to see if clean-up is appropriate and necessary and to further investigate the existence of an abandoned UST and remove it if found.
