Neel-Schaffer, Inc., Gulfport, Mississippi, has performed a Phase I Environmental Site Assessment (ESA) in general conformance with the scope and limitations of ASTM Practice E 1527-05 for the approximate 0.27-acre parcel (Parcel 0811F-05-053.000) located on the east side of the 2100 block of 25th Avenue in Gulfport, Mississippi, the property. The property has been vacant since circa 1992, but historic uses include an animal boarding house and stable, residential, and an auto body repair and painting shop. This assessment has revealed no evidence environmental condition. of recognized environmental conditions in connection with the property except for the following: � Based on the nature of chemicals typically associated with auto body and paint operations (solvents), the previous use of the property for automotive repair and body services represents a recognized environmental condition. A Phase II ESA was performed.The purpose of the Phase II ESA was to determine if indicator compounds consistent with the property�s historical use have impacted the soils or groundwater at concentrations exceeding the MDEQ Tier 1 Target Remedial Goals (TRGs).Results of the Phase II ESA indicated benzo (a) pyrene in soil exceeding its unrestricted Tier 1 TRG and less than its restricted Tier 1 TRG. There was no apparent groundwater impact from the soils having elevated levels of benzo (a) pyrene. This opinion is based on the groundwater sample benzo (a) pyrene concentration reported as below detection limit. The owner intends to pave the entire property in preparation for development as a drive-through banking facility. Therefore, it is our opinion that no additional assessment or remedial activities are warranted in connection with the elevated benzo (a) pyrene concentration detected in the soil sample collected from Boring B-2.

Former Use: The property, identified by the Harrison County Assessor�s Office as Parcel No. 0811F-05-053.000, consists of approximately 0.27 acre located at on the east side of 25th Avenue in Gulfport, Mississippi, latitude 30�22'35.40� North, longitude 89�05'34.08� West.Mr. Thomas W. Brodnax is the property owner. At the time of the site reconnaissance performed on August 20, 2012, the property was a vacant lot, covered primarily with a concrete slab on the western portion (fronting on 25th Avenue) and grass vegetation and a gravel access drive on the eastern portion (fronting on an unnamed alley).Adjacent property use was commercial and vacant land.The property has been vacant since circa 1992, but historic uses include an animal boarding house and stable, residential, and an auto body repair and painting shop. This assessment has revealed no evidence of recognized environmental conditions in connection with the property except for the following: � Based on the nature of chemicals typically associated with auto body and paint operations (solvents), the previous use of the property for automotive repair and body services represents a recognized environmental condition.
