Additional Property Attributes

KDHE conducted a Phase I BTA at 109 E. Santa Fe Avenue in Burlingame, Kansas. The BTA was conducted for the current property owner (with City Support) for a property with environmental uncertainties that is proposed for redevelopment as a community theater in the historic downtown. Based on the Phase I report, �Recognized Environmental Conditions� (RECs) were identified as potential releases of hazardous substances associated with use of the site as a dentist office and the historical use of the west adjoining property as a newspaper facility. However, Phase II investigations were recently conducted (May 2012 and August 2012, respectively) on the adjoining east, down-gradient property and on a property located upgradient, to the west, of the subject property which included the collection and laboratory analysis of groundwater samples. Based on results of both Phase II reports, no contaminants of concern were detected in the groundwater above KDHE RSK levels which suggests that groundwater in the downtown area has not been adversely impacted by historical use of the properties located along the historic downtown main street. Therefore, it is unlikely that the above mentioned RECs have impacted the subject property, and further investigation is not recommended at this time. The property is cleared for redevelopment. An Asbestos Building Survey was also conducted as an additional scope outside of the ASTM-1527-05 Phase I assessment. Asbestos containing material (ACM) was identified in the building. The applicant has been advised to work with the KDHE Asbestos Control Section to comply with all Federal and State regulations with respect to the asbestos.

Former Use: The structure located on the property was constructed in 1888 and has historically been used as a barber shop, grocery store, dentist office, implement, hardware store, saloon, hotel, and residential. Currently, the building is vacant.
