Property was purchased by Mitchell in June 2006, after GSA selected property for construction of new federal building. Cleanup to be completed prior to development as per DEQ regulations. Development anticipated to start in 2007. (PPF - Mitchell Development, 8-8-06)

Former Use: Previous owners included Burlington Northern Railroad, Great Northern Railroad, Pacific Hide and Fur, Peoples Gasoline Company, Great Falls Brewers, Inc., Montana Malting Company, Heritage Inn, Inc., and various private individuals. A brewery, gas station, and railroad spur line of the Great Northern railroad have occupied the property in the past. Approximately 300 cubic yards of petroleum contaminated soil exists around a UST basin associated with the gas station. Groundwater collected from a well near the basin contained no COPCs at or above PRGs or RBSLs. Sampling and analysis of groundwater on the property indicates groundwater has not been impacted by solvents from a former dry cleaning facility and the 3rd St NW groundwater CECRA property. Some pesticide (dieldrin) contamination of surface soil exists near the silo, and PAHs have been detected in imported fill from the former Beatrice Foods parking lot.
