Additional Property Attributes

A portion of the Site (Section D) will be redeveloped as a parking lot and will act as a protective barrier/cap to human health and the environment (i.e., arsenic in subsurface soil and ground water, while the remaining poriton of the Site (Section C) will be left for future commercial development by another party (will be sold to another party). In the meantime (prior to this property transfer), it was recommended that Centennial Mental Health Center (TBA Applicant) (while they are the property owner) place road base material over Section C of the Site to cover and help protect human health and the environment if they are choosing not to clean up the property prior to selling.

Former Use: The Site is located at 217 South 3rd Avenue, Sterling, Logan County, Colorado, in a mixed commercial and residential setting. The Site, which is part of a larger parcel of land, has been assigned Parcel Number 38052532249005 and is currently owned by the Donelan Company. The Site contains approximately 1.10 acres of the total 2.33 parcel acreage. The Site is currently vacant with mostly soil ground-cover and some grass. Based on Centennial Mental Health Center's (CMHC) TBA Application, the planned use for Section D of the Site (in conjunction with Section B to the north � previously investigated under a separate cover) is to develop a paved parking lot to be utilized by employees and clients of the CMHC facility. CMHC plans to sell Section C of the Site (in conjunction with Section A to the north � previously investigated with Section B under a separate cover) for future commercial development. The remainder of the parcel that the Site is associated with (the approximate southern half of the parcel) contains a grocery store (SunMart) and an associated asphalt-paved parking lot. Former Site uses include �Railroad Grounds�, a �Pumps/Engines & Steel Supplies� building, a �Pump Shop� building, a �Cable Inc. Pump & Supply Shop� building, �National Oil Well Varco� tenant , a �Bethlehem Steel Corp � Supply Division� building, a smaller auto repair garage located south of the warehouse building, and an outdoor fenced-in area utilized for the storage of steel next to the warehouse building (with 55-gallon drums formerly observed within this fenced-in area in 2005).
