Additional Property Attributes

The use of this property as a salvage yard over a long period of time and the storage of automobille fluids on site coupled with the poor housekeeping practices, as well as to the fact that a previous phase 11 investigation done which revealed elevated petroleum concentration in soil borings might be a justifiable reason for considering this property for a further Comprehensive Site Assessment (CSA). A vent pipe observed at the property during site investigation showed that a UST(s) might have been installed at the site but no records of tank closure was avaliable for review. Based on the proximity of other USTs removed from the northwest adjacent properties which showed eveidence of release into the soil and the exitence of a gasoline station identified approximately 85 feet southwest of the subject property, there is a potential for petroleum contamination to migrate to the subject property from these facilities. Also based on the age of the site structures, asbestors might be another REC to be considered.

Former Use: The subject property occupies 1.34 acres of land and is located on the northwest side of Bladensburg Road, N,E, approximately 145 ft northeast of its intersection with Montana Ave., in the Woodridge neighborhood of northeast Washington DC. It has approximately 135 ft frontage on Bladensburg Road N.E., the southeast property boundary and vehicular access is avaliable via a gated curb cut alond Bladensburg Road, N.E. The remainder of the property is surrounded by a chain link fence, limiting vehicular and pedestrian access to the property. The subject property is improved with a one story vacant commercial structure which was a carport storage, offices and a warehouse, though the previous occupant was the A&R Auto Parts, an automobile salvage company and used car parts retailer. The carport/storage area of the building appeared to be used to dismantle or disasemble automobiles and a contaiment basin which appeared to be the former location of at least one above ground storage tank (AST) was observed off the northwest wall of the storage area. It should be noted that while the area south of the structure is paved with asphalt that is poor in condition, the remainder of the subject property is covered with gravel and sparsely overgrown with weeds. The subject property is bordered to the southeast by a Metropolitan Police station and to the south by an office building occupied by insurance companies. The property is currently owned by 1826 Bladensburg Road, LLC and was acquired on May 24, 2011 and is currently vacant.
