Additional Property Attributes

The property consists of approximately 0.43 acres and is located in Gulfport,Mississippi, latitude 30�22'52.32� North, longitude 89�04'53.76� W est.At the time of the site reconnaissance performed on January 21, 2013, the property was a tire company and auto repair facility. A 3,900-square foot metal and concrete block building, slab on grade, was located on the property, with an eastern bay and a western bay for auto repair and tire services, a northern bay for storage, and a central office space. The building was most recently in use as a tire repair and auto repair business (Gulfport Tire Company). A vehicle storage yard was located adjacent to the north of the building, with paved parking lot on the southern portion of the property. The property was surrounded by residential and commercial properties.Results of the Phase II ESA indicated TPH-GRO; TPH-DRO; lead; naphthalene; npropylbenzene; 1,2,4-trimethylbenzene; and 1,3,5-trimethylbenzene concentrations in groundwater exceeding their respective Tier 1 TRGs. The groundwater sample containing these elevated concentrations was collected at the former location of a petroleum product dispenser that was part of a motor fuel UST storage and distribution system.Based on the results of the Phase II ESA, a Phase III ESA was performed to determine if constituents of concern had migrated beyond the Gulfport Tire property.Results of the Phase III ESA indicated TPH-GRO; TPH-DRO; lead; naphthalene; 1,2,4-trimethylbenzene; 1,3,5-trimethylbenzene VPH (C9-C12 aliphatics and C9-C10 aromatics), and EPH (C11-C22 aromatics) concentrations in groundwater exceeding their respective MDEQ TRG. These exceedances were reported in the groundwater sample collected from MW-1, whichis located near the former dispenser island. Contaminant concentrations in groundwater samples collected from MW-2 through MW-5 were below their respective MDEQ TRG. Therefore, the extent of groundwater concentrations exceeding the MDEQ TRG appears to be limited to the vicinity of the former dispenser island, with no apparent offsite migration. Furthermore, detected concentrations of TPH-GRO, TPH-DRO, lead, naphthalene, n-Propylbenzene , 1,2,4- Trimethylbenzene and 1,3,5-Trimethylbenzene in the groundwater samples collected from TW-1 were significantly lower in the August 2013 sampling event than in the March 2013. Concentrations of target analytes in the soil samples collected during the Phase II and III investigation were below their respective MDEQ Tier 1 TRG, with the exception of arsenic. Shallow soil samples collected during the Phase II ESA in March 2013 indicated arsenic concentrations ranging from 0.64 mg/kg to 1.9 mg/Kg, which is above the arsenic MDEQ Tier 1 TRG of 0.426 mg/Kg. However, previous subsurface investigations conducted in the Gulfport area have consistently indicated elevated concentrations of naturally occurring arsenic in shallow soils (0 � 2 feet bsg), with a local established arsenic background concentration of 7.18 mg/Kg.

Former Use: The property was a Gulf Oil service station from 1955 until it was purchased from Gulf Oil by Mr. Jack Beard in 1973 and converted into a tire and light auto repair company.The property has remained a tire company and auto repair shop since that time, and at some point, a northern bay was added for storage and for auto painting and body work included brake repair, oil changes, tune ups, and auto body and repair. The property had been managed and owned by the Beard family from 1974 until 2007 as a tire and auto repair company. In 2007, the Beard family leased the property to Mr. Billy Herberts, who also used it for tire and auto repair services.There are an unknown number of petroleum USTs and associated piping remaining on the property. The history of a gasoline service station on the property, the presence of petroleum USTs and associated piping,and the use of the property for automobile repair represent a recognized environmental conditions.
