Additional Property Attributes

The Phase I ESA revealed the presence of the following RECs in connection with the subject property: � Allwyn Environmental observed several areas of stained soil on the southwest portion of the subject property. The areas of stained soil appear to have occurred as a result of leakage from a dump truck and a tanker truck being stored on that portion of the subject property. Allwyn Environmental recommends that samples be collected in the vicinity of the stained soil and analyzed for polynuclear aromatic hydrocarbons (PAHs) and volatile organic compounds (VOCs) to identify potential impacts, if any, to soil and/or groundwater on the subject property. � Interviews with the tenant indicate that equipment parts were at one time routinely cleaned on the north central portion of the subject property. The interview indicates that a pit was also excavated in this area and filled with rock. Allwyn Environmental recommends that samples be collected in this area and analyzed for PAHs, VOCs, and 8 RCRA Metals (Arsenic, Barium, Cadmium, Chromium, Lead, Mercury, Selenium, and Silver) to identify potential impacts, if any, to soil and/or groundwater on the subject property.

Former Use: Prior to 1996, the subject property consisted of native desert. Initially, the subject property was developed for residential purposes and contained a manufactured home. Additionally, the property was used to store vehicles that were obtained through car repossessions by one of the tenants on the property who operated his business from his home. The cars were generally kept on the property for a period of ten days. In 2006, the subject property was leased to a heavy equipment repair and service operation. The manufactured home was still used for residential purposes and the vacant portions of the property were cleared and used to store vehicles, equipment, and material. No significant changes in use have occurred since that time.
