Additional Property Attributes

The Phase I ESA revealed the presence of the following recognized environmental conditions in connection with the subject property: � The subject property contains an operating service station consisting of two underground storage tanks, piping, and dispensers. Although the system is equipped with a leak detection system and there are no records indicating that any releases have occurred from the system, an undetected or unreported release may potentially have occurred from the system. Therefore, Allwyn Environmental recommends that soil samples be collected in the vicinity of the system and analyzed for total petroleum hydrocarbons to identify potential impacts, if any, to soil and/or groundwater on the subject property. � Allwyn Environmental observed a hydraulic lift in the outdoor service bay attached to the storage building on the southeast portion of the subject property. Interviews indicate that the lift was installed in 1991 and never has been used or operable. There is no labeling on the hydraulic lift indicating that it does not use Polychlorinated Biphenyls (PCBs) and it is not known whether there were any storage tanks of hydraulic fluid installed with the lift. Furthermore, Allwyn Environmental was unable to obtain documentation pertaining to the installation of the lift. Therefore, it we assume that the hydraulic lift may use hydraulic fluid containing PCBs. Allwyn Environmental recommends that soil samples be collected in the vicinity of the hydraulic lift and analyzed for PCBs to identify potential impacts, if any, to soil and/or groundwater on the subject property.

Former Use: The eastern portion of Rogers Property is occupied by the Why Not Travel Store, an operating convenience store and gas station. There is an auxiliary structure that is used for storage on the southern portion of the property and a residence located west of the convenience store. In addition, there are storage trailers located on the western portion of the subject property. These trailers are rented out as part of a self-storage unit rental operation. Interviews indicate that the property has been primarily used for these purposes since the 1950s with the exception of the storage rental business, which began operating from the premises in the 2000s. Interviews further indicate that the two original underground storage tanks (USTs) associated with the Why Not Travel Store were removed in 2000 in accordance with ADEQ protocol. These tanks were replaced with a 12,000 gallon UST that is used to store unleaded fuel, a 6,000 gallon UST that is used to store diesel fuel, and a 4,000 gallon UST that is used to store premium unleaded fuel.
