Additional Property Attributes

Eight UST removed from the subject property impacted the soil within and two Leaking Underground Storage Tank (LUST) cases were opened to investigate the releases. Based on information available in the DDOE case files, the extent of the releases were not thoroughly assessed and it is not known if groundwater has been impacted, though elevated petroleum concentrations were detected in soil borings installed on the subject property as part of the two previous Phase 11 investigations. The historical use of the property as a vehicle maintenance and repair shop for a motor freight transportation company could be a potential source of petroleum/chlorinated solvent contamination in soil and groundwater within the property. Based on the age of the site structure, asbestos might be a potetial REC to be considered.

Former Use: The subject property occupies 1.28 acres of land located on the northwest side of Montana Avenue, N.E. approximately 520 feet southeast of its intersection with New York Ave., N.E. in the Woodridge neighborhood in northeast Washington DC. It has approximately 250 feet of frontage on Montana Ave.,N.E., the southwesterly property boundary and vehicular access is available via two curb cuts which provide access to a parking lot on the southwest side of the site structure. The remainder of the property is surrounded by a chain link fence, limiting vehicular and pedestrain access to the site. The subject property is improved with a one-story vacant commercial structure, constructed with concrete block exterior walls with a brick facade and a flat roof. While the southwestern protion of the building appeared to have been used as offices, the remainder of the structure is divided into service bays and truck/car wash facility. Asphalt-paved parking areas and loading areas surround the site structures. Based on the review of historical aerial photographs and Sanborn Fire Insurance maps, this property was primarily occupied by automobile repair facilities and salvage yards. The subject property is bordered to the southwest by a commercial building occupied by Capital Care Day program and the Progressive Life Center (PLC) and to the west by the Metropolitan Police fleet vehicle maintenance shop. The current owner of the property is 1934 New York Avenue, LLC and it was acquired on May 24, 2011.
