Additional Property Attributes

Considering the fact that the subject property was historically ocupied by automobile repair facilities and auto body shops, and petroleum impacted soil encountered during the removal of 8 USTs from the southeast adjacent property, a high potential for the existence of petroleum and chlorinated solvent contamination could be present in the soil and groundwater. Also, laboratory analysis of soil sample recovered from the subject property during a previous subsurface investigation in January 28, 2011 by Geo Concept Engineering, Inc detected petroleum compound concentration in soil samples.

Former Use: The subject property occupies 0.66 acre of land located on the northeast side of Montana Avenue, N.E., approximately 400 feet southeast of its intersection with New York Ave., N.E. in the Woodridge neighborhood, in northeast Washington DC. It has about 100ft of frontage on Montana Ave., NE , the southern boundary and a vehicular access is avaliable via a gated curb cut which provide access to a parking lot off the southeast side of the site structure. The remainder of the property is sorrunded by a chain-link fence, limiting vehicular and pedeistrian access to the site. The property is improved with two adjoing one-story structure and while one part of the strucure was used as offices, the remainder and the northeat structure appear to have been used as a warehouse and/or automobile repair facilities. Based on the review of historic aerial photographs and Sanborn Fire Insurance maps, these properties were primarily historically occupied by automobile repair facilities and salvage yards. According to the District of Columbia Real Property services, the property is currently owned by 1940 Montana Ave., LLC and was acquired in May 24, 2011.
