Additional Property Attributes

The historical use of the gasoline station located adjacent northeast of the subject property and the historical Recognized Environmental Condition (REC) which existed in connection with the five closed Leaking Underground Storage Tank (LUST) cases within the subject property are well defined sources for soil and groundwater contamination within the subject property. Only one NPL site, the Fort Lincoln is identified within 1.0 mile of the subject property, but based on the distance between this site to the subject property, the potential for this site to adversly impact the subject property appears to be negligible. Though one RCRA generator which was issued a voilation citation was identified within 0.125 miles of the subject property, this violation has been resolved. Based on the expected eastward groundwater flow direction in the site vicinity, the RCRA generator does not appear to have the potential of adversely impacting the subject property.

Former Use: The subject property occupies 0.82 acres of land located east of the intersection of Rhode Isalnd Ave., N.E. and Monroe Street, N.E. in the Woodridge neighborhood of N.E. DC. The property is improved with a church building reportdly built in 1967, constructed with concrete block walls, brick veneer and an asphalt-covered pitch roof. The eastern portion of the property is occupied by a used automobile dealership that uses the paved section for inventory storage. While vehicular access to the property is not currently available, pedistrian access is generally unrestricted. A chain-link fence devides the eastern parcel from the western parcel and continues through the southeastern portion of the property. Historical use of the property include automobile sales businesses, small commercial sales and residentials. According to the District of Columbia Real Property Services, the portion of the property identified as Lot 0808 is currently owned by Evangelistic Holy Trinity Church, Inc., c/o Keith M. Young while the orther portion identified as Lot 0807 is currently owned by Shafi & Sultana, Inc.
