Additional Property Attributes

Former Use: The site is a landscaped park called Carolina Courtyard on the northwest corner of North 3rd Street and Chestnut Street, featuring trees, shrubbery, park benches, and bike racks. Aside from the park landscaping, the site is undeveloped, owned by New Hanover County, and is considered contiguous with the New Hanover County Public Library, adjacent to the west. The site is in the downtown area of Wilmington, North Carolina, and surrounding property are government and private office buildings, and commercial enterprises. According to Sanborn Fire Insurance Maps, the site was developed sometime prior to 1884, and was originally residential. Sometime between 1914 and 1951, the site and surrounding properties transitioned from residential to commercial properties. The site appears to have been occupied by a filling station and a used car dealership from at least 1951 until the sometime in the mid-1970s. Phase II ESA identified the presence of gasoline impacted soil at a depth of approximately 13 feet bgs in the area of the former USTs. The extent of the impacted soil was delineated. Site closure is being achieved through a deed restriction on soils. Redevelopment will proceed without restriction based on the results of the Phase II ESA.
