Additional Property Attributes

There are no records of USTs removal from the subject site or any petroleum impact from two registered USTs for the property apart from an approval permit for a closure in place of a UST which was dated October 23, 1979. Based on available information, petroleum release from the former warehouse located adjacent east of the subject property as well as two gas stations historically located north may have had significant impact on the subject property. Based on aerial photograph that was reviewed, it appeared that the southern portion of the subject property was excavated in the year 2000, and USTs removed, but due to lack of documentation, it cannot be verified if these tanks were ever closed in place or not.Research and review of available information regarding the environmental history of the subject property as well as visual examination during phase 1 site assessment suggest the fact that if the subject property will be redeveloped, contaminated soil and groundwater may be encountered. Also based ont he age of the structure in the subject prpoperty, a concern for Asbestors Containing Material (ACM) may be considered.

Former Use: The subject property is located in a commercial and light industrial area of northeast Washington DC. It occupies 0.53 acre of land located adjacent northeast of the intersection of Bladensburg Road, N.E. and V Street, NE. It has approximately 100 feet frontage on V Street, N.E and approximately 250 feet of frontage on Bladensburg Road, N.E and is surrounded by a chain link fence, restricting pedestrian access to the site, though vehicular access is available via two gated curb cuts along Bladensburg Road, NE and one gated curb cut along V Street, NE. The subject property is improved with a centrally located one-story vacant commercial structure which appears to have been used as a fast food restuarant and areas surrounding this site structure are paved with asphalt that is in poor condition while a small grass covered island is located north of the site structure. An ice cream factory and retail ice cream outlet border the subject property to the north, while to the south, by V Street, N.E. Anheuser Busch storage facility and a Wells Fargo bank are located south across V Street. It is bordered to the west by Bladensburg Road, NE; a Metro bus storage facility and gas station are located west across Bladensburg Road, NE. According to District of Columbia Real Property Services, the property is currently owned by 2800 V Street Limited Partnership and was acquired in December 15, 1999. Site history for the Subject Property had been documented as far back as the 1892 Hopkins atlas and Mary E. Harkness was listed as the property owner. Historical use comprise of coffee shop, restaurants, gas stations and car dealership.
