Additional Property Attributes

The subject property has five vacant commercial structures that were historically occupied by automobile repair facilities and auto body shops. These auto body and repair shops could be a potential source for petroleum comtamination found in soil and groundwater. Also a 2000 gallon gasoline UST that was removed but no closure documental evidence found and as well as seven 550 gallon gasoline USTs identified on a Sanborn Map but no evidence of removal or closure in place might all have been a potential source for soil and groundwater contamination by petroleum. EPA's investigation on the subject property identified the property as a CERLCA and no Furtheer Remediation Action Plan notice was avaliable, it is then perceived that a wide spread contamination may exist on the property. Though a remediation action plan to address contaminated media expected to be encountered during redevelopment had been submitted to DDOE for approval when the subject property enrolled in the DDOE Voluntary Remediation Action Program (VRAP).

Former Use: The subject porperty is located in the light industrial area in northeast Washington DC, along northwest side of Bladenburg Road NE, approximately 620 feet southwest of its intercection with New York Ave., NE DC in the Woodridge neighborhood of northeast DC. This property has a 200 feet frontage on Bladensburg road, NE which is the southeastern property boundary and a vehicular access is avaliable via a gated curb cut along Badensburg road, NE and an unnamed alley extends onto the central portion from the northeast adjacent property. The property which is mainly covered with gravel and poorly maintained asphalt is improved with five one-story structures which were historically occupied by automobile repair facilities, auto body shops or used car retailers. Three pole-mounted transformers were observed in the central portion of the subject property as well as a 275 gallon AST full of used oil located off the northeast side of the structure on the southeastern portion of the subject property. According to the District of Columbia Real Property Services, the property is currently owned by 1990 Bladensburg Roa, LLC and was aquired on May 24, 2011 and based on the review of historical aerial photographs and Sanborn Fire Insurance maps, the property was primarily occupied by automobile repair facilities, salvage yards and a restuarant. It is significant to note that the 1959 Sanborn map shows three of the existing structures on the subject property of which two were used as a slaughter house and cold storage.
