Additional Property Attributes

The current use of the Site is as a furniture store. The east half of the Site building footprint is occupied by a ground level showroom, a utility room, an office, and a half bathroom. The west half of the building is split with upper-level and sub-level showrooms. A storage room is located in the southwest corner of the lower level. The building is comprised of cinder block and wood construction, with drywall interior walls. Other interior building materials include laminate flooring, wood panel ceiling, fluorescent lighting, and exterior siding is primarily stucco. There are three window mounted air conditioning units, and two ceilingmounted gas furnace units. Reconnaissance of the Site revealed storage of small quantities of hazardous materials used for furniture care and building maintenance. These items were properly stored with no evidence of leakage or spillage. Ballasts associated with the fluorescent light fixtures in the building were changed out seven years ago and likely do not contain PCBs. The owner of the Site stated that furniture stripping with solvents has never occurred on the property.

Former Use: A historical review indicates the Site was vacant land until being developed with a furniture store in 1958. In around 1951, a gas station was developed on property adjoining the northwest corner of the Site along Euclid Avenue. This facility was replaced by a larger gas station in 1958 with a different building configuration. The location of both these gas stations is now occupied by a below-grade pool, the excavation of which would have removed any contaminated soil, if it existed. Therefore, the former gas stations adjoining the northwest corner of the Site do not represent an environmental concern. Historically, gas stations also operated on property north and east of the Site. The former College EZ Stop gas station was located where the Hardees restaurant is currently situated, across Euclid Avenue to the north of the Site. A petroleum release was identified at this facility when USTs were removed;however, MDEQ determined the release was not significant and had not impacted groundwater so the leak case was closed. A gas station operated during the 1950s east of the Site, across N. Benton Avenue, at the current location of Family Dentistry. No petroleum release is known to exist from this facility. Gas stations which occupied property north and east of the Site also do not represent an environmental concern.
