Additional Property Attributes

The subject property was identified as a Leaking Underground Storage Tank (LUST) site and has been designated as a historical Recognized Environmental Condition (REC) facility. Based on the avaliable information partaining to the LUST incident, pertoleum contaminated soil and groundwater are still present on some portion of the subject property. Also, the historical use of the peroperty as a car repairs/sales lot and a gasoline station from the 1950s to early 1980s might be a potential source of soil and groundwater contamination. Based on the historical uses of the subject property and the presence of former and potential existing USTs and information regarding surrounding properties, it is recommended that a performace of a phase 11 Environmental Site Assessment to assess both the soil and groundwater quality on the subject property should be a priority.

Former Use: The subject property occupies approximately 0.88 acres of land and is located north of the intersection of Florida Ave., and 4th street, NE in the Ivy city neighborhood of the Northeast Washington DC. It has about 215 feet of frontage on Florida Avenue which is the western property boundary, approximately 210 feet of frontage on 4th street, NE, ehich is the southeastern property boundary and about 170 ft of frontage on Morse street, NE the, northeastern boundary. Vehicular access is avaliable via two gated curb cuts along Florida Ave., and a gated curb cut along 4th street NE and the entire property is surrounded by a chain link fence. No structures are currently located on the subject property, but it was formerly improved with three structures, including a gasoline station which was demolished in 2006 and historically occupied by The Southern Hotel Supply Company, a hardware store, whole sale meat distributors and a used car/auto repair lot.
