Additional Property Attributes

Located on the corner of N Alberta and N Albina in the Humboldt neighborhood, this 0.23 acre lot and 7,890 square foot building constructed in 1925 is owned by Kelly Development Corporation. Currently this site houses the administrative offices and the storage facility for Neil Kelly, the owner�s design/build remodeling business. A recent Phase I environmental site assessment revealed that the site was originally developed as a service station in the 1920�s and through the 1950�s and 60�s operated as an auto body shop, machining shop, greasing station, battery charging station and a store. When Neil Kelly (now Kelly Development Corp) purchased the building in 1966, they converted the service station into offices. Four underground storage tanks (UST) were reportedly decommissioned on site but no records were found. In 1996, a limited assessment did not detect petroleum contaminated soil in the suspected UST area and a Phase I assessment in 1997 did not warrant further investigation. However, the recent Phase I assessment concluded that past investigations may not be representative of site conditions. Additional assessment activities have been recommended around the decommissioned tanks and the building interior where past automotive services were conducted. Kelly is planning to sell the property to a dental practitioner who is interested in building a health and wellness center to the neighborhood. A new LEED certified development will provide medical and dental services as well as some commercial retail opportunities. Currently, the surrounding area is lacking in these services. The most recent Phase II investigation, partially funded by the Brownfield Program, did not reveal petroleum impacted soils associated with the former UST pit area on this site. This site is ready for redevelopment.
