The KDHE conducted a combined Phase I and Phase II Brownfields Targeted Assessment (BTA) on a property located at 7512 W 80th Street in Overland Park, Kansas. The BTA was conducted for a prospective purchaser of the property, (with City support) for a property with environmental uncertainties to support a local redevelopment project and pending property transaction. Based on the Phase I, �Recognized Environmental Conditions� (RECs) were identified as potential releases of hazardous substances and/or petroleum contaminants associated with historical uses of the property as a lawn and garden store and lawn mower and small engine repair, and the use of east, northeast adjoining and upgradient properties as a dry cleaning facility, auto repair facility, and filling station. Due to the potential for soil and groundwater impacts, a Phase II assessment was conducted. Based on results of the Phase II investigation, chlorinated solvent VOCs, petroleum-related VOCs, and TPH DRO and GRO were detected in the groundwater samples collected along the eastern BTA property boundary, immediately adjacent to and downgradient of the above mentioned RECs, above KDHE Risk-Based Standards (RSK) residential levels. Based on results of the Phase II investigation the VOCs and TPH contaminants detected on the BTA property were more extensive along the east property boundary and are indicative of off-site sources rather than any on-site releases. The site will be referred to the KDHE Site Assessment Program for further assessment to determine the exact source for these contaminants
