A Phase I Environmental Site Assessment (ESA) in conformance with the scope and limitations of ASTM Practice E 1527-05 and 40 Code of Federal Regulations 312 �All Appropriate Inquiry� of an undeveloped 6.25 (/-) acre parcel (Lot 1-B) which comprises the northern part of Parcel # 0710P-01-004.000, owned by Mississippi-Gulfport Compress & Warehouses, the property. The street address assigned to the Mississippi-Gulfport Compress & Warehouses overall property is 2809 34th Avenue in Gulfport, MississippiAt the time of the site visit conducted on June 24 and June 26, 2013, the property was vegetated and vacant, with piles of solid waste observed along the southern portions of the property.Historical topographic maps, historical aerial photographs, and an interview with the property owner indicated that the property has never been used for any purpose other than vacant land,and that it has historically been part of a 34.7 (/-) acre parcel owned by Mississippi-Gulfport Compress and Warehouse, Inc. that contained warehouses with a coal-fired steam operated cotton press on the southern part of the parcel. This assessment has revealed no evidence of recognized environmental conditions in connection with the property.

Former Use: Parcel Number 0710P-01-004.000, Lot 1-B, is a 6.25 acres site located at 2809 34th Avenue in Gulfport, (Harrison County), Mississippi.L&A Contracting Company is the reported owner of the property.The property is located on the west side of 34th Avenue in Section 32, Township 7 South, Range 11 West, in Gulfport, Harrison County, Mississippi. The property is bounded as follows: � on the south is MS-Gulfport Compress and Warehouse, Inc. located at 2809 34th Avenue; � on the east by Ace Data Storage, Inc., located at 3305 34th Avenue; � on the north by Anointed Temple Apostolic Overcoming Holy Church of God located at 3475 34th Avenue, and a food and bakery warehouse located at 3315 34th Avenue; � and on the west by a vacant piece of land which contains vegetation and a telecommunications tower. At the time of the site visit on June 26, 2013, the property was undeveloped. A paved road provides access onto the property from 34th Avenue. Several piles of debris were observed along the south property line and included the following: one empty container of hydraulic oil, pieces of concrete, cinder blocks, metal scraps, and tree limbs. There were no visual indications of leakage from the hydraulic oil container. Also, it was noted during the site visit that two, man-made ditches had been recently constructed on the property. Based on a review of historic records, as well as an interview the current property owner, the property has been vacant and undeveloped since as early as 1931; however, currently the property does have solid waste along the southern boundary. This assessment has revealed no evidence of recognized environmental conditions in connection with the property.
