Additional Property Attributes

The currently vacant 453 Pine Street site is located between the Maltex Building and the Burlington Electric Department Building on the west side of Pine Street, adjacent to the Pine Street Barge Canal Superfund Site. The approximately 4.8 acre property is an abandoned former industrial site with a gravel surfaced former construction laydown area and roadway that provides access to the Pine Street Barge Canal Superfund Site. The redevelopment site has soil contamination resulting from its historic industrial uses and is hydrogeologically connected to the residual coal tar pollution in the adjacent Pine Street Barge Canal Superfund site, which resulted from the operation of a Manufactured Gas Plant (MGP). The site was extensively characterized as part of the larger original Study Area for the adjacent Pine Street Barge Canal Superfund Site, including a 1997 ARI Report, Supplemental Baseline Ecological Risk Assessment (Weston, July 1997), and Additional Feasibility Study (RETEC, May 1998). The 453 Pine Street site has been recognized as one of State of Vermont?s top priority brownfield redevelopment sites through its enrollment in the Brownfield Economic Revitalization Alliance (BERA) program. The current redevelopment plan being pursed calls for an approximately 100,000 SF mixed-use building containing predominantly office space with a commercial/retail component on the ground floor.

Former Use: Environmental Compliance Services (ECS) has conducted a Phase II Environmental Site Assessment (ESA) of a 4.8-acre vacant parcel, located at 453 Pine Street in Burlington, Vermont. The subject property is currently owned by the Derrick H. Davis Charitable Remainder Trust II.
