Additional Property Attributes

Former Use: The Property is comprised of one parcel of land. The Property is comprised of Lot 1 of Block 8 of the South Oklahoma City Addition; Sewer, water, fiberoptic cable, and electric utilities are known to service the Property; The Property is currently vacant; The Property is flat, and the vicinity of the Property generally slopes toward the south; The Property elevation is approximately 1,198 feet above mean sea level (MSL); The Property is currently defined by FEMA as being outside the 500-year flood zone; The Property�s geology consists of Permian-age sedimentary rocks; Soils at the Property are classified as �Urban Land�; No Oklahoma Corporation Commission (OCC) records were found that indicate current or historic underground storage tanks (USTs), aboveground storage tanks (ASTs), water wells, groundwater monitoring wells, or other environmentally-significant features have been located on the Property; According to historic sources, the Property was first developed as residential dwellings prior to 1894. The northern residential dwelling was utilized for commercial purposes, such as a barber and a candy shop. Sometime between 1906 and 1922, the residential dwellings on the Property were razed, and a commercial structure was constructed. The commercial structure was utilized as a motel, drug store, restaurant, refining corporation, cleaning company, tire service shop, and a tinning shop. In the early 1960s, the Property was purchased by the State of Oklahoma and the commercial structure was razed. Interstate 40 was constructed south adjacent to the Property, and the Property was maintained by ODOT as right of way. In 2011, Interstate 40 was realigned, and the viaduct that delineated the southern boundary of the Property was demolished. The Property was deeded back to the original property owner, Lance Rasmussen, and the Property has remained a parking lot.
